I just glanced - saw your page title and cringed - no one will search for those terms - you filled it with little unimportant words - and it's too long for the screen. Also, it really doesn't tell me as a visitor or se anything. Start there - that has to be words that people will use to find you - you say estate agents will be looking to find you - by what terms? Do a reverse search and see what they use - will they be looking based on location? If so your location should be there - is this about buying and selling? Houses? none of those words are used.

How long should the title be? And do all the words I use in the title, description and meta's have to be on the page or must it just relate to the page?

I apologize for my sometimes brief responses - as I never mean to hurt - just to help - but don't have lots of time! I believe the total characters in the title is 96 - but just look at the screen and see where it disappears lol - and don't go longer than that.
Words in the meta keywords have to be on the page to be of any help. Words in anchor text and the title or description do not. But if they are important enough to be in the title and description - then why are they NOT on the page?
Let's say I'm an estate agent - and I work with estates in xyz city - I'd probably use xyc estates for my first search - xyc property estates next, xyc real estate for sale, etc etc - those are terms you need to use and otpimize (not taking me at my word) but researching and finding out just what people ARE using to find what YOU have.

I am using an i-frame (I know how you feel on that one), will consider working on a way to include it into the page or perhaps lose the i-frame - on the home page at least.

You have already created the pages to include in your i-frame so why not use content rich keywords to navigate to those pages(seperate) and then the s.e.´s will have more to index for you................
