blue voda custom templates and soholaunch

Hi there, I have just downloaded soholaunch to my domain and wish to purchase and download a custom template featured as a blue voda custom template which is real estate specific and the only design I like, the template is item 7995 authored by Delta. Can anyone tell me if I can download this template to soholaunch and continue to customize further or must I switch to the blue voda site builder to utilize this site template. I'm open to all comments, thanks John
